Skylight Repairs/Replacements

Why does your Skylight need to be repaired or replaced?

There are many key factors which are involved, which will help in  answering this question.

Frequently Reported Problems:             First Place to Look:

Notice water leaking on the interior of Drywall (painted side)

Weeping holes may be blocked

No or minimal condensation weepage

The ceiling is starting to bubble from water damage, leaving yellowish stain

Age of Skylight (skylight lifespan is 12-20 yrs+) depending on installer, make & model.

Condition of surrounding roofline (shingles, touch down, etc...

Flashing system not properly utilized or absent.

Leaking in the winter months or when it is raining (windy)

Lack of ice and water shield or none at all.

Flashing system not properly utilized.

Most glass unit are a double or triple glazed, once seal (holding glass together) goes you will notice a fog or even water drops appearing between the glass.

Drafty Skylight

Improper installation, you should never feel a draft from your skylight installation or replacement.

Acrylic skylights (domes) usually have a series of 3/16 – 3/8 holes drilled for condensation drainage, which in many cases cause the draft.

Many will have you believe most or all skylights can be repaired, this is true but unfortunately these types of patch jobs are only a short term solution, to your problem. When dealing with residential skylights it is usually a good idea to not repair them (unless it is a newer model), but rather to replace them with a more energy efficient skylight, saving money in the long run.
